Life Time Inks Lease for NYC Site Opposite Bryant Park

Life Time’s upcoming 10 Bryant location marks the latest move in Life Time’s New York City expansion, adding to a growing number of high-end clubs across Manhattan and Brooklyn

Life Time has signed a lease at 10 Bryant, a landmark Midtown Manhattan office tower owned and managed by Prop and Building Corp, as it prepares to open a 52,000-square-foot upscale athletic country club across from Bryant Park and the New York Public Library.

The new location, slated to open in early 2027, marks a key move in the upscale fitness and lifestyle brand’s continued expansion in New York City, according to Parham Javaheri, Life Time’s chief property development officer and president of club operations.

“This vibrant, high-profile location offers the energy, visibility and accessibility we seek, allowing us to serve even more people with our breadth and depth of experiences from fitness to recovery to community building,” Javaheri said. 

The new Life Time location will span four floors and include a luxury co-ed wet suite with steam rooms, saunas, hot and cold plunges, a fitness floor with high-end cardio and strength equipment, a dedicated recovery zone featuring cold and water massage chairs, compression therapy, percussion devices, metabolic testing, recovery treatments and nutrition coaching.

The site will also house six boutique-style studios for classes such as Fight Conditioning, MB360, GTX, Barre, and Pilates, along with a Life Time Work Lounge designed for coworking and productivity.

The expansion at 10 Bryant comes amid strong momentum for Life Time, which kicked off the year with an 18.3% jump in first-quarter revenue to $706 million. Growth was fueled by higher membership dues, rising in-center spending and increased member engagement, trends that have reinforced the luxury athletic country club’s confidence in its premium model. Life Time plans to open 10 to 12 new clubs annually.

The upcoming Midtown location also deepens Life Time’s presence in New York City, where it currently operates seven locations across Manhattan and two in Brooklyn. Additional sites are in the pipeline, including a second Brooklyn location at the Brooklyn Tower, also expected to open in 2027.

As part of its strategy to bring elevated wellness to New York City, Life Time recently partnered with luxury skincare brand Kiehl’s to enhance in-club wellness experiences. Beginning later this summer, members at Life Time’s Manhattan and Brooklyn locations will find Kiehl’s products in its showers and dressing rooms.
