Fitness Studio Formula X Meredith Signs Lease at NYC Luxury Condo
The Formula X Meredith is bringing its low-impact method to NYC, marking its first expansion beyond The Hamptons. The collaboration is part of a growing fitness trend among luxury developers
Wellness is fast becoming the calling card of luxury real estate, and on Manhattan’s Upper East Side, The Harper is the latest example, welcoming The Formula X Meredith to anchor its new residential building at 310 East 86th Street.
The Bridgehampton, New York-based brand, founded by professional dancer and movement specialist Meredith Shumway, has signed a 10-year lease for a 1,920-square-foot space at the base of the 21-story condominium. The Upper East Side studio also marks The Formula’s first expansion beyond The Hamptons.
The Formula X Meredith method combines HIIT, Pilates, functional training and barre techniques in a 60-minute, low-impact workout structured through four phases: Warm-Up + Arms, Thighs, Abs and Glutes, ending with a restorative stretch. The studio is expected to open in early 2026 with classes available to the public.

It had that undeniable spark The Formula was built on,” Shumway said. “The Harper isn’t just a space; it’s the next chapter of what boutique fitness means for the Upper East Side, and we’re thrilled to bring it to life.”
The collaboration is part of a growing trend among luxury developers to make wellness and fitness central to how people experience where they live.
In North Carolina, Durham’s luxury tower, The Novus, tapped boutique fitness brands Solidcore and Revel as anchor tenants. Pilates franchise JetSet Pilates is also leaning into the wellness real estate sector, having opened a two-story flagship studio this year at Coconut Grove’s Mr. C Residences, the sister company to international hospitality brand Cipriani, while Life Time is opening a massive athletic country club in Brooklyn next year at Brooklyn Tower, a mixed-use building.
